THE PROCESS...

The reservation deposit requirement is $5,000.  The deposit will be held by Mirage Development and made fully refundable for 2 weeks, at which point you will need to notify us of your intent.  If you decide to move forward with your selection, then your deposit will be applied towards the total purchase price of the home and the site, otherwise it will be returned to you.

The reservation deposit secures an available homesite of your choice and also guarantees pre-construction pricing established for our plans, front elevations, and homesite premiums.  Plans offered can be modified or can be designed especially to suit your tastes and requirements.  All modifications and new plan designs are to be produced by our architects and you will be permitted to work directly with them to create your desired plan.

All modifications and new designs will be copyrighted for the exclusive use within the Montebello Estates community, and must be approved by Mirage Development prior to completion of any construction drawings.

The standard purchase agreement will include the price of the base home along with the front elevation premium (if any) and homesite premium (if any).  All other options and changes as need be will be done mostly through change orders.  

Down payment required at signing of purchase agreement: 20% of the total price listed in the purchase agreement.

Progress payments due:
  • 5% of the total price listed on the purchase agreement due upon completion of basement walls.
  • 5% of the total price listed on the purchase agreement due upon completion of roof shingles.
  • 5% of the total price listed on the purchase agreement due upon completion of drywall.
For all change orders, 25% of the total price of each change order will be due once signed.

Balance of total purchase between standard purchase agreement and all change orders will be due at closing.

Annual homeowners association dues are estimated to range from $1,500 to $2,000 per homeowner.

Homestead property tax millage rate is 37.4415

The property transfer tax is to be paid by the purchaser. The rate is 0.0086.  The total one time tax to be paid at closing will be calculated by the total purchase price, rounded to the nearest $500, multiplied by the 0.0086 rate.

Title company to be used at closing: Greco Title Agency a member of the ATA National Title Group.

If purchaser requires a construction loan for any advances, this will be discussed on an individual basis.
